Marketing Analysis

The first step in selling your property is to do a market analysis.  Sometimes a market analysis is called a comparative market analysis.  Simply put, Dream Destin Realty will study the current market values of properties that compare to your Dream Destin Realty

Comparables

For example, we will search for a property that is like yours.  We look for the same square footage, neighborhood, land area, number of bathrooms and bedrooms, other rooms, the year the property was built, number of floors, improvements, and amenities like a balcony, swimming pool, or garden Destin Realtors.

Your property may have more amenities or be in slightly worse condition.  Allowances will be made for differences.  At Dream Destin Realty we will find as many comparable properties as possible.

This marketing analysis helps us set a price for your home.  It is not the same as getting an appraisal.  Only licensed appraisers can give an appraisal.  Destin Realtors marketing analysis doesn’t have a legal value – it is just used to help set a price for your home.

Area

When we look for comparables – sometimes called comps – we try to look within 1 to 3 miles of your property.  It's not always possible to find something that close, but at Destin Real Estate Agents we will put in the time to find good comps.

Price

If we look at active listings we realize that listed prices are just asking prices. An active listing is sometimes just the pipe dream of the seller.  Most people believe their homes are worth a lot more than they are worth. We will want to find sold properties that are comparable to yours.  That way we have a realistic value for your property Destin Realtors.  

Pending Listings

Another place that helps us find a good price for your home is in the pending listings.  A pending listing tells us a house has sold, but the closing is not done yet.  This gives us an up-to-minute look at comparable prices.

Expired Listings

Finally, a great place to look is at expired listings.  Usually, the reason a listing expires is that the seller chose a price that was too high.  If the house is closely comparable to yours, it tells you not to set a price that high.
